Rough wiring/rough framing Inspection


Well, 2 years later I am finishing uo & getting ready for my Inspections

Due to a stream on the property I had to go before Conservation Committee for building plan approvals for ANYTHING I wanted to do to the house. So we put EVERYTHING on the permit, once approved we had 2 years to start the projects. If not started within 2 years the permit expires & we have to resubmit. They also said the the laws were changing so better to get started now before what we wanted to do was no longer allowed

So the plans included:

1) Enclose 6' x 10' front patio - insulated but unheated. This is the entry to the house & faces North. So the patio was always covered with ice in the winter

2) Rip the roof of the back of the house & build a dormer

3) Build a 7' x 10' greenhouse off the back of the house

4) Build a 24' x 36' garage w/great room over garage
Over the great room will be a 24' x 24' walk up attic

5) Build a 15' x 19' sunroom off the back of the house (radiant floor heat)
Kitchen wall will be ripped down & opened up to the sunroom
Kitchen will be gutted & renovated (radiant floor heat)

6) Add 10' x 10' additon to the pool cabana

Conservation permit expired in April. Before it expired we obtained the permit to start the garage/great room/sunroom foundation
So all of the projects have been started, none are finished

1st Permit - Front patio & dormer
All walled in, electric run, roof on, watertight
I am finishing up the electric on the 2nd floor, then I can get rough Inspection. After rough Inspection I can insulate - before winter!!
After Insulation I can start drywalling
Hopefully finish this project up before Spring

2nd Permit - Pool Cabana & Greenhouse
All framed in, roof is on pool cabana
I need to run a sub-panel to the pool cabana. The old electric runs were right in the way of the garage foundation
Plan to finish these projects in the Spring

3rd Permit - Garage/great room/sunroom foundation
The foundation is complete & back filled
While the backhoe was here I dug a trench to bury the electric service feed - that was in July. I broke a rib mid-JUly - so work came to an end this year for the most part. I'm just starting up again

An Electrician was hired to install the new service & a new 200a panel
The old panel was corroded due to water leaking in thru the feed wire

Sometime this Spring the Garage & great room construction will start
I'm debating having someone frame the garage - with a steel beam down the center - then I'll continue after the garage deck is on. It will depend upon how much someone wanst to just frame the garage VS framing it all

So far, with the exception of digging the garage foundation & having it poured; I have done all the work. I spent 3 days rewiring in preparation of the Service feed being replaced/buried

We had a delay while we went thru 6 plumbers waiting for qoutes & someone to show up that would work. Then another 5 month delay when the window delivery was mucked up

Next year looks like the year to finish up the projects, this year was a loos, but at least the foundation is in!!

The 325g fish tank will be installed between the new sunroom & the great room.

Cost of breakfast when going to pu 325g tank $5
Cost of bags of mulch to hold tank in place $18
Cost of tie downs to secure tank in transit $30
Cost of gas to drive to CT & back $50
Cost of brand new 325g w/triple overflows & double bottom (holds water) $100....yes ...$100...

Look on wife's face as I back in with the tank....priceless!!!
The wife has also insisted on a pool table in the great room

Yup, all my friends thought I was joking

We have a freebie table in the basement - 1 piece slate
It's a junker table, but it plays fine
Once the great room is done & the new table installed - the old table is going outside by the pool. I'll have to make a water proof cover for it, but it will be nice to play outside

Thanks, it's been a lot of work, but it's getting there

I also replaced over a dozen windows on the 1st floor with Anderson windows. 1st year we lived here we went thru 3 tanks of oil & the basement would dip to 47.
Last year we went thru 1/2 tank & a lot of wood.
Basement stays at 60-63 now
I'm replacing the basement door shortly, very old & doesn't close right

Never a dull momment

I've been watching your yard thread
With all the work & backhoes most of my yard has been destroyed
My small front yard was my pride & joy
Then a skunk dug up the middle looking for grubs
Reseeded but not back to what it was, I now put down grub killer faithfully

The area by the stream I may need to put sod down to prevent run-off once it's re-landscaped. I have to look into what sod costs, that will determine how much I can buy. Seed is so much easier, but we had a ton of rain this past spring that would of washed it all away
Plus Conservation Committee holds $500 of our $$ until it's all finished & inspected.

I had to dig up the pool backflush pipe & re-route it
I don't know who the idiot was that installed it, I'd like to thank him with a shovel to the head. The pipe was sticking out of the ground 2' & was directly IN the stream. I dug a new trench & moved it to the back of the property 30' away. It is now about 30'+ away from the stream.
